The Jumbo Reverse Advantage over the HECM Government Reverse Program for Retirees

In the last six months, I have gone from adamantly avoiding the private label Reverse Mortgage program offerings for my clients to being an admirer and an outright endorser. The new Jumbo Reverse program looks nothing like the old one.  The primary reason for this has been the radical change in the HECM that has forced competition within the private market.  This is an example of pure capitalism at work.  Radical changes within the government market opened the door for the private market to enter and grab market share.  The changes were brought on by a desire for the indust...

Private label Reverse Mortgages hit the Sweet Spot!

Private label reverse mortgages are hitting the sweet spot for higher priced homes in DC and the surrounding suburbs in Northern VA.  Many retirees have lived in their homes for a long time and have a very low cost basis.  They are comfortable and they don’t necessarily want to sell or downsize.  In addition, their home provides fond memories of family and is still a place where everyone gathers and feels at home.  Until recently, all homeowners with higher priced homes that have appreciated over the decades have pretty much been relegated to the HECM governme...

Program Losses Spur Government Changes

U.S. Department of Housing and Urban Development (HUD) announced Tuesday, August. 29, it will raise up-front fees and tighten limits for the HECM Reverse Mortgage program to avoid having to dip into the U.S. Treasury to cover troubled borrowers. These means radical changes to the HECM Reverse Mortgage program in the very short term.  I do not believe the loss estimates that are being made public.  This would imply that the program is being run inefficiently.  Huge losses would also not be revealed overnight.  There would have been indications.  For this reason, I belie...

Should You Take a Reverse Mortgage Now, or Would It Be Better to Wait?

Good Huffington Post article that brings up a very important point which I have stressed in previous blogs.  In answer to the title's question, no you shouldn't wait. When a retiree really doesn’t have a comprehensive plan, waiting to take action with a reverse mortgage can be detrimental. With the addition of the new financial assessments last April, the program is no longer geared toward crisis management and eligibility requirements are more stringent. The focus has been changed dramatically to benefit the planners. I have so many clients in the seventies that are in fine...

Are you Eligible for a Reverse Mortgage?

Qualifications for HECM Reverse Mortgages have gotten tougher since early 2015.  FHA’s addition of financial assessments has shifted the main emphasis from age and property value to residual income, credit and debts.  The issue is less about eligibility and more about a restricted versus unrestricted approval.  When a home owner has been approved and the financial assessment guidelines have not been completely met, they often receive a restricted approval that requires a Life Expectancy Set Aside or otherwise termed a LESA (see my earlier blog on LESA) .  This is...
